Property taxes in Naples are reassessed annually by the Collier County Property Appraiser and are based on the property value as of January 1st each year. Annual property taxes are calculated based on many factors including the comparable sales in the neighborhood, the age of the property, and any recent sales. Based on our observations, the annual taxes typically come out to approximately 0.8% of the market value of the property. For example, taxes on a $4,000,000 property are usually around $32,000 per year but are impossible to calculate/forecast precisely due to the number of factors involved in the assessment process. Annual taxes may be quoted in marketing materials for resale properties at considerably lower rates because that is the amount of tax the current owner is paying, not the future tax the new owner will pay. The current taxes can be significantly reduced due to the fact that they are based on last year’s property value and/or the property taxes being sheltered with Florida’s “Save our Homes” program which allows residents to “Homestead” their primary residence and maintain a fairly steady annual tax bill. This program limits property tax increase to 3% or the CPI per year (whichever is less), offering a considerable reduction in annual costs if property values increase more than 3% per year. When a property is sold with accumulated Save Our Homes benefit, up to $500,000 of that benefit can be transferred to the next Florida property that the seller purchases – a feature of the program that many Florida homeowners are not aware of.
