The September 2024 Naples Real Estate Market Report shows positive signs for buyers. Inventory jumped by 37.3%, with 4,288 homes available compared to 3,123 in September 2023. This gives buyers more options. At the same time, pending sales (homes under contract) increased slightly by 1%, from 619 to 622, showing continued buyer interest.
The months’ supply of homes also rose by 50%, meaning there are more homes available now compared to last year. While closed sales dropped by 13.2%—from 607 in September 2023 to 527 in September 2024—it’s taking longer for homes to close, with days on market increasing from 59 to 83.
The median home price increased by 2.4%, reaching $588,560, up from $575,000 in September 2023. While this is the lowest median price so far in 2024, it’s still a significant rise from $325,000 in September 2019.
Experts expect more sellers to enter the market in the coming months, especially as the winter season approaches. Buyers are encouraged to take advantage of the current inventory before the competition heats up.
