Summer may have ended across the country, but Southwest Florida is gearing up for the best 7 months of the year. It also means the influx of individuals traveling to Florida (and looking to purchase real estate!) picks up tremendously. I personally love it here year round but with the recent hints of lower temps on the way, I’m definitely looking forward to that comfortable indoor/outdoor lifestyle Southwest Florida that arrives in the Fall.

Grey Oaks Neighborhood: Market Update
Tucked in the heart of Naples, Grey Oaks is one of Southwest Florida’s most coveted gated master-planned communities. With three championship golf courses and every kind of resort-style amenity, Grey Oaks is a vibrant place to call home. The community at Grey Oaks comprises two distinct areas; Grey Oaks and Estuary, each reminiscent of European style and charm with vine-covered walls and tiled rooftops… offering a total of 775 single family homes and 125 condominiums located 3 miles East of the Gulf of Mexico and 4.5 miles from downtown Naples. This year has been exceptional for this fabulous community:
- There have been 59 home sales so far in 2021 with 4 currently pending. View 59 Closed Sales The average home sale had 4713 SF and $3,179,610 (up 29.2% from 2020) and $634/SF (up 21.4% from 2020).
- There have been 15 condominium sales in 2021 and no pending sales. View 15 Closed Sales The average condo sold had 2750 SF and $1,022,333 and $368/SF. In 2020 there were only 9 condos sold, the average was 2801 SF and $1,043,100 and $371/SF.
- Inventory has bounced back from an all-time low of only 1 property on the market at one point this year to 10 listings now available (1 condo+1 villla+1 SFH). View 10 Listings Over the last 5 years there were 55 to 80 properties on the market at all times until February 2020 when the inventory started dropping.
