October 2024: Naples Market Trends and Commentary
In this month’s Naples real estate market trend review, I featured 3 coastal neighborhoods that are within Naples’ luxury real estate corridor between US41 and the Gulf of Mexico. All 3 neighborhoods offer ample access to Naples’ famous white sand gulf beaches; Old Naples, the Crayton Road Area (includes Coquina Sands, Moorings and Park Shore) and the Vanderbilt Beach neighborhood. For direct beachfront living, Old Naples offers only single family residences on the beach and the other areas offer dozens of condominium buildings on the beach where residents can enjoy direct Gulf of Mexico views and easily get their feet on the sand on a daily basis. The charts below represent single family homes and condominiums combined and display key market metric trends over the last 6 years.
AVERAGE SALES PRICE (12-month rolling average)
The average sales price for a property over the last 12 months (compared to the same 12 month period a year ago):
- Old Naples: $2,924,211 (down 11.8%)
- Coquina Sands / Moorings / Park Shore: $2,714,838 (up 6.3%)
- Vanderbilt Beach (up 2.0%)
AVERAGE PRICE PER SQFT (12-month rolling average)
The average sales price per square foot for a property over the last 12 months (compared to the same 12 month period a year ago):
- Old Naples: $1,202 (down 14.2%)
- Coquina Sands / Moorings / Park Shore: $989 (up 0.6%)
- Vanderbilt Beach: $909 (down 7.3%)
MONTHS SUPPLY
This is one of the most informative metrics regarding the current supply/demand balance of the real estate market activity since it combines the pace of sales with the number of properties currently available. The months of supply metric tells us how long it would take for all the properties on the market to be sold if sales continued at the current pace and no additional listings came on the market. Nationwide 6 months of supply is often considered to be a balanced market but within Naples luxury market, 12 to 18 months is a more typical level of supply.
The months of supply for properties in October 2024 (compared to October 2023):
- Old Naples: 10.3 months (+45.1%)
- Coquina Sands / Moorings / Park Shore: 9.8 months (+12.6%)
- Vanderbilt Beach: 9.5 months (-42.8%)
HOMES FOR SALE
The number of properties for sale October 2024 (compared to October 2023):
- Old Naples: 128 (+29.3%)
- Coquina Sands / Moorings / Park Shore: 304 (+8.2%)
- Vanderbilt Beach: 67 (-19.3%)
NEW LISTINGS (6-month rolling total)
The number of new property listings over the last 6 months (compared to the same 6 month period a year ago):
- Old Naples: 106 (-5.4%)
- Coquina Sands / Moorings / Park Shore: 283 (-1.0%)
- Vanderbilt Beach: 69 (-12.7%)
PENDING SALES (6-month rolling total)
The number of pending sales over the last 6 months (compared to the same 6 month period a year ago):
- Old Naples: 38 (-34.5%)
- Coquina Sands / Moorings / Park Shore: 130 (-7.8%)
- Vanderbilt Beach: 27 (-15.6%)
TOTAL SALES (6-month rolling total)
The number of sale closings over the last 6 months (compared to the same 6 month period a year ago):
- Old Naples: 83 (+13.7%)
- Coquina Sands / Moorings / Park Shore: 158 (-9.7%)
- Vanderbilt Beach: 37 (+5.7%)
DOLLAR VOLUME OF CLOSED SALES (12-month rolling total)
The total dollar volume of property sales over the last 12 months (compared to the same 12 month period a year ago):
- Old Naples: $435,707,455 (-19.3%)
- Coquina Sands / Moorings / Park Shore: $1,009,919,838 (+1.9%)
- Vanderbilt Beach: $168,145,749 (+44.5%)
AVERAGE DAYS ON MARKET (6-month rolling average)
The average days on the market for a property that closed over the last 6 months (compared to the same 6 month period a year ago):
- Old Naples: 109 (+53.5%)
- Coquina Sands / Moorings / Park Shore: 114 (+48.1%)
- Vanderbilt Beach: 123 (+83.6%)
AVERAGE PERCENT OF LAST SALES PRICE (6-month rolling average)
The average discount below the last asking price for a property that sold above $1M over the last 6 months (compared to the same 6 month period a year ago):
- Old Naples: 5.5% (down from 7.4%)
- Coquina Sands / Moorings / Park Shore: 7.5% (up from 6.8%)
- Vanderbilt Beach: 6.6% (up from 6.3%)
