The May 2024 NABOR Naples Real Estate Market Report highlights a resilient and active market. Confidence remains strong among both sellers and buyers, signalling stability.
Inventory surged by 68.1% from May 2023, totalling 5,240 properties for sale. New listings increased by 16.3% to 1,335, demonstrating sustained market activity. Sellers adapted with 2,365 price decreases in May, stimulating a 3.8% rise in closed sales, reaching 999 compared to 962 in May 2023, the first such increase since June 2021.
Buyer intent remains focused on finding the right home, leading REALTORS® to adjust their approaches. The overall median closed price rose 4% to $450,000 from $425,000 in May 2023. However, the single-family home market saw a 3.2% decrease in the median closed price to $793,750 from $820,000.
The report indicates a positive outlook for the Naples real estate market, with opportunities for both buyers and sellers to capitalize on current conditions. The growth in closed sales suggests the market is on track to outperform 2023 sales.
