The Naples real estate market remained strong in January 2025, starting the year with increased inventory and steady buyer interest. Inventory grew by 39.5% to 6,808 homes, providing buyers with more options. New listings rose by 22.6%, reflecting seller confidence, while pending sales declined by 8% to 933, indicating a shift in buyer activity.
The median closed price increased by 9.4% from last year to $659,000. While overall prices rose, 2,668 price decreases in January created opportunities for buyers.
Experts say Naples continues to attract buyers, with higher inventory levels and sustained demand keeping the market active. As competition evolves, buyers have more choices and potential price advantages in the current market.
