Happy Holidays! I hope everyone enjoyed Thanksgiving and is looking forward to more holiday breaks later this month. Storm cleanup is 95% done in the City of Naples and we’re 1 week away from their December 15th deadline for debris removal. Although many will need more time to recover, downtown Naples has been feeling “back to normal” with all the Christmas decorations and large turnouts for holiday events. More beaches are open but beachgoers are urged to use caution as there could still be hidden dangers under the water and sand, county officials say. “There is the possibility of glass, metal, wood and plastic in the water and sand that can be difficult or impossible to see,” according to a news release from the county. “Please remember, there is still debris in the water and buried 6-inches or more under the sand,” the city’s website says. “Beachgoers should wear protective footwear and are advised not to swim.” Even considering the beach conditions, SWFL still busy with visitors as the weather is phenomenal this time of year – perfect for relaxing by the pool, paying golf or tennis, and dining outside! Market Update

📊Sales activity continued to pick up in Naples in November with 651 properties in pending status compared to 491 in September, not bad but interesting to contrast that to the epic surge of nearly 2000 properties pending in March of 2021. Inventory is still limited with 2.8 months of supply and the average closed sales price increased to $1,053,000, up 25% from September’s annual low of $841,000, representing the summer slowdown in activity we experienced this year after a frenzied 2 year run. The average days on market for Naples crept up to 46, higher than we’ve seen in 18 months but still well below the pre-pandemic “norm” of about 100 days on market. Also after 18 months of properties selling close to or even over list price on average, there is more room to negotiate now, with properties settling at 4% below asking on average.
