The August 2024 Naples Real Estate Market Report shows the housing market is still adjusting. Closed sales dropped by 27.8%, with 524 homes sold compared to 726 in August 2023. This decline, along with fewer pending sales, suggests slower activity may continue in the coming months.
Inventory is up 40.3% from last year, with 4,127 properties available compared to 2,942 in August 2023. However, inventory has been shrinking since March, when it peaked at 5,283 properties, a 28% decrease in five months. Experts believe this may be a short-term trend.
The median home price stayed steady at $600,000, the same as in July 2024 and August 2023. Sellers are adjusting to the market, with 1,096 price reductions in August, the fewest this year, showing a slow adaptation to current conditions.
New listings were down 5.4% from August 2023 but up 6.5% from July 2024. While fewer homes are hitting the market, stable prices and continued adjustments indicate the market is slowly finding its balance.
