Season is coming to a close, this has been the busiest season ever and is expected to continue through May. Property values are still rising but we are seeing more price decreases as sellers realize they overshot the market and didn’t find a buyer in the first few weeks on the market; overall average days on the market for current inventory is only 23 days! Inventory is down 47% from last year this time and the number of sales are suffering due to the lack of supply (closings down 40% compared to 1 year ago).
There are only 302 properties currently on the market over $2M in Naples+Bonita Springs+Estero (216 homes and 86 condos), 346 properties pending and in the last 30 days 125 properties have closed. For perspective, there were 250 properties listed over $2M in March 2022, up from 185 properties in March 2021 so at least there has been an uptick in new listings. Naples Neighborhood Spotlight: Mediterra
Mediterra is one of Southwest Florida’s premier private golf course communities with less than 950 residences, more than 1000 acres of preserve and 36-holes of Tom Fazio designed golf. Mediterra is situated in North Naples and covers a total area of 2.5 square miles (1700 acres) from Old 41 and crossing over Livingston Road, Mediterra spans across the Naples and Bonita Springs border. Mediterra Market Stats
SOLD: 94 properties over the last 12 months: 33 condos at an average sales price of $800k ($303/SF) and 61 homes at an average price of $2.6M ($626/SF).
– The most expensive home sold was $7,000,000 ($651/SF), a home built in 2006 on 1.24 acres with 10,746 SF of living; 5 bedrooms+den, 5 full bathrooms, 2 half baths and garage parking for 7 cars.
– The most expensive condo sold was $1,550,000 ($577/SF), a 2685 SF 2nd floor renovated unit with lake views, 3 bedrooms + den and 3 full bathrooms.
PENDING: There are currently 24 properties pending, 8 condominiums and 15 homes.
ACTIVE: There are 6 properties on the market, 2 condos and 4 single family homes
LAND: There were 4 lots sold in the last 12 months and there is 1 currently on the market for $1.275M for 0.694 acres.
